房地产经营中的人和事(十三)-买了个遗产屋
一年多前手上有点闲钱，想买个投资房，但这一年多来房价一路攀升，居高不下，没法买正常上市的房子，疫情也几乎冻结了破产屋的上市，我们就只能盯上遗产屋了。去年我们看到南加内陆城市有一较新单一住宅遗产屋上市，开价三十多万。我们立马加了10万offer，后来卖方经纪问要不要再加价，考虑那房子损坏不少，且要等3-6月法庭听证及批准，正在犹豫中，但屋子被人加价二十多万拿走，那个房子当时在市场上值60多万。
不久前，同一区域又有一单一住宅遗产屋上市，价格50多万，我们立马联系卖家经纪看房，这房子状况还过得去，但房子屋顶破了三处，中央空调及暖炉不工作，窗户玻璃破了几块，还有游泳池要重新处理。鉴于房子状况，卖家只接受现金购买。还有这个遗产屋可以正常购买，可在15天内过户，不需要去法庭听证批准，房子在市场值60多万。了解房子状后，我们立刻加价1万递上offer, 并完全接受房子现状，免卖家购home warranty, 8天房屋检查contingency，14天close。遗产的继承人第二天接受了我们的offer，但要求close escrow过户后三天搬走。
考虑到我们以前曾经有过屋主儿子过户后不搬走，我们用了六个月才把他赶走(eviction)经历，而这个房子的贷款己经有notice of default, 继承人也没有财力对房子进行任何修理，房客或遗产继承人有赖住下去可能，我们又再要求在过户之前2天房客必须搬走。但卖方还是不同意。这样我们只能换种方式，要求增加补充条款，对方在escrow押金1万，过户后三天还没搬出去，每天扣款150块。但遗产屋过户后房款是不能停留在escrow，要全数交给法庭。经过协商，最后经纪同意从他的佣金里扣下这1万元。随后我们交压金open escrow, 进行房屋检查，检查后又以检查出的各种问题为依据，要求卖方再降价2万，经过协议卖方最后同意降1万5千，降下来的新价格需要律师去法庭认证，过户时间随之往后推迟4天，一切顺利，过户按计划完成。
过户那天，经纪说卖方2天内就能搬走。但到了过户后原定的第三天，钥匙还没有交给我们。我们问经纪，当时也没答复。又过了一天，经纪回话说他们东西太多，还要几天时间才能搬完。不过我们也不着急，因为有补充条款1万元在那里。最后有惊无险，第6天钥匙交到了我们手里。

I have a wide foot and they fit well. I use it for working out, yard work and errands. I would not run in this shoe but on a stair master or bike no problem.

Been wearing for 3 weeks and I am very happy with them.Have been wearing $130 shoes up to this to get good Arch support but these give almost as good at less than half the price, would buy again.

One thing about Nike is their sizes are always really close. Very comfortable shoes. Bought a cheapy pair of shoes in between last Nikes and latest Nikes and it is true that you get what you pay for at least when dealing with Nike.

look more expensive than they are, but they are unlikely to last long, because inexpensive materials and a soft heel will not give them a chance to stay whole for a fairly long period, especially with an active lifestyle.
size take your usual p is not small.

I’m total I ordered 4 pair of sneakers from this supplier and I love them all. My Yeezys are the only ones that run a lil small but all my other size 7’s fit good. 2 of the Jordan’s are my teen daughters and they love them. I’m definitely ordering more from this supplier.
